The eviction notice should inform tenants about violations of their lease

In most places, the eviction notice should only be sent after the tenant has been properly informed about the violation of their lease.  Only after the tenants have been informed can they be evicted from the premises and in most states, the requirement is 3 days notice. 

After the eviction notices have been served and the notice period has expired, then a formal eviction case can be filed in court.  Landlords cannot evict a tenant forcibly.  Eviction has to go through the formal processes and court orders for eviction have to be secured if a tenant refuses to vacate the premises willingly.

Parties can enter into a monthly rental agreement

One of the common rental agreements these days is a monthly rental agreement. It doesn’t mean that the parties have to enter into a rental agreement every month rather it believes in the simplicity of rental agreement in which the tenant has to pay the rent every month.

There can be terms in the monthly rental agreement the same way as they are in other rental agreements. The only difference is that the tenant is bound to pay rent to landlord on monthly bases.
